1) It lets you travel anywhere after you create a bunch of Coupons. You will always have a House Key, so you don't have to depend on someone's fliers.
2) Vs. Personal shops, it is always there selling stuff as long as you have fliers. (Create fliers every 12 hours or so) Also, it is a different economy in a sense that only people who search boards for stuff will buy housing stuff. (As opposed to searching through channels of personal shops.
3) NX cost? You just need service. It is a silent auction process. You just bid a certain amount, and hope you will win.
If you lose, you get 100% of the money back. If you win, you get 90% of the money back when your house expires in 4 weeks.
If you ever have stuff to sell, it helps you greatly. Even if you don't have very much, just dungeon alone can help you easily pay for the weekly taxes. (Or just farming) The only problem is if you lack service.

About house key, you have to retrieve from the house elf after each time you use it up.
It costs Nx (only 1 month service to cover housing duration) and in-game gold. For what I know houses can cost between a few hundred thousands to several million gold for the winning bid. (Bear in mine that if you win, you'll get back 90% of it, so the actual cost is just 10% of your bid.)
Whoever bids the highest will get the house.
Here's what I would do if I want to bid for a house. I won't buy service first. I'd go around and bid for houses until I get one, and then I'd buy service right after I've won the house.

I'm not playing on NA so I'm not sure if situation will be the same. But I can tell you about housing over here. The cheapest houses - straw type, are the most expensive because all the rich fellas will want them for the low taxes. I've seen people bidding more than 10 million on the cheapest house model. (1 mil spent) They pay only 30k of taxes each week.
In comparison, someone I know bidded 200k on the expensive house model (spends 20k) and pays tax of 200k each week for the duration of rental.
Cheap house: 1 mil + 30(4)k= 1 million and 120k
Expensive house: 20k + 200(4)k = 820k
In this situation, expensive house wins.
However, if you can get a mid-range type of housing at a lower price (those that have 40k tax per week and are usually more plentiful than the cheaper housing model), it can be more worth it.
Start bidding low if it's your first time. Have a budget as to how much you are willing to spend on housing. Slowly test out the bidding system and find out what's a reasonable price to bid.
You can bid for houses without service, but you can't use them if you win them and have no service.
I bidded for houses with 40k tax per week. My first winning bid was 800k, other times was 2million, 3 million and 5 million, the last time was 9 million before I decided to quit service and housing and use beginner service shops instead to sell my stuff.

I agree with this, and I can tell you that if you can find something that sells, you won't have to leave your computer overnight at all.
From my experience, herbs and holy water sells within a few hours if priced around market price or slightly lower. MP potions too. (Enchanting field is also good business. You don't have to train enchant, just sell the burns that people usually want, like Rank A prefix strict for a profitable price.)
For housing, it means your shop is open every single day. Maybe other people take breaks or sell items that move out slowly, while I'm pressured to keep my shop stocked up since the items I sell move really fast out of it.
It's for this flexibility that helped my decision to stop using service and housing.
Also, I strongly believe that beginner shops are the step before housing. If you do well with beginner shops, you should have little to no problems with housing.

License from bank, buy the 4000+ gold ones.
Almost everyone sets up shop in dunbarton. I usually go for channel 1 because that's the standard marketplace for everyone.
Item bag, general stores sell them, you might have to go to the second page for them. I buy the 8x6 ones since they store the most items in them.
I can't give you more tips, you have to decide on what you want to sell. Look around the shops and see what other people are selling for a good idea.

I dont know about ruari but on Alexina you can get a house very cheap. Remember NA mabi hasnt been around as long as other versions so the huge prices prob wont be there. I know people who have bought houses for the min bid. I normally get a house for 300-600k bid with just 40-70k taxes per week. I easily pay for that selling things from the house.

Well keep in mind your operating costs in running a house:
300k-600k bid ties up that much in funds and you pay 10% of that = 30k-60k off your profits
40-70k in weekly taxes x 4 weeks = 160-280k off your profits
10% fee to transfer funds from house bank (which can hold 5m) or less on that discount day ... or you could wait till the end and get a check that irrc takes only a 5% fee.
so minimum costs using archibald's costs come out to 190k ~ 340k out of your profits, so you better be selling alot of high value or high volume stuff to make housing worth it.
Dunbarton vendor mats sometimes can be costly too ... sometimes i see people selling minimal stuff ... less than 4k worth ... and they have an elf watching it too ... talk about throwing money away. And yes, i know its the only item sold bc ive seen it untouched (aka rubbish item) all day as i check in on vendors alot. Keep in mind that you're trying to sell stuff people want, not rubbish that you don't want. Sometimes its easier and more cost effective to npc or ego feed those items.

i know - im just stating that, especially for newer sellers, to keep in mind your operating costs when trying to sell an item ... no use spending over 4k to sell something that is 4k or less. also keep in mind that if you're trying to sell one item that is iffy, try not to sell any other items that will easily sell bc you can get your vendor deed back only IF nothing is sold.
