At least your server doesn't decide to do an annual purging of 1-2 districts a year by wiping it off the map.

tons of those houses are just there to hold stuff because people have too much stuff and not enough space

Let housing die out or let it officially turn into the item gallery for people with too much money (or a lot of admirers because (the admirers think) they're girls) like it's slowly been creeping towards. This game desperately needs one centralized, easy-to-use method of selling items, like an auction house! I have a ton of crap I haven't gotten rid of because the only way to get visibility is with 24/7 advertising in hopes of catching that right person who's on at the right time (or even in the right channel, if you're not using bugles) and may be interested in something you've got.
Make it a premium feature, I don't care. Let people keep their personal shops if that's how they like to sell things, but I'd gladly keep paying that 'subscription' fee just to be able to easily put my stuff up for sale and collect the proceeds from my mailbox. But alas, I'm dreaming again...

I wasn't going to say anything but you took the words I was thinking. Yes, a Mabinogi GE I would love. So easy to sell things that way. You can put in a price you think it should go for and people looking to buy it and search for it and put in how much they want to buy it for and the system will try and find a best match. (For buyers it tends to grab the cheaper item if there is one present)
I wouldn't mind if it was restricted to 6 items either (similar to RS GE) due to the sheer convenience of it.

It's just far too cumbersome to deal with all the upkeep with housing, honestly. It's a pain of a system and I haven't bothered with it in a long time. You don't need housing coupons anymore either now with all the moongates, and you can sell expensive items in Belvast. It needs a revamp... Just like half the content in this game.

Here are my issues with housing:
- They try to merge the concept of character progression and customization, with shopping and merchanting. Maybe this can work, but with the way it is handle, I don't think it does.
- More importantly, guild hijacking. For a few months, in my server a guild took Slaib Cuilin hostage. You had to bribe your way into the guild to buy a house and be able to buy a pass for the castle dungeon (which includes Transformation Journal entries not obtainable from other housing areas). I don't think any guild should have that much power, no matter how many millions of gold they paid to buy power.

Personally, houses shouldn't expire after 4 weeks. The pain in buying furniture an making it look nice clashes to much with constantly moving each week. Charge a monthly renters fee, use the tax system, make a house for each player on that server not including alt characters, and if they chose to buy a house, don't evict them unless rents not paid. I'm ok with using housing for merch. But maybe set up a new merch system for housing so it doesn't let clutter room for furniture..(?)

That or they can make the boards include items sold in the player shops.
With the current system, I think if they make it more expensive, it might discourage new/poor players from selling anything and only the already-rich would be selling stuff with it. There's already the bank taxing. I don't know if it's just me, but all of the taxes really make the game a bit stressful(at least for the poor) and I've given up making shops unless I re-sell reforges. >.<

Of course. Taxes help fluctuate the economy better though. Think about it like this. Without taxes, Mabis economy would end up like run escapes. Where money never disappears unless you die. Assuming mabi adds an actual consequence for dying, taxes need to stay. Otherwise Mabis economy would crash... HARD
